The Planning and Zoning Department consists of the Community Development Planner who is responsible for reviewing and enforcing Town zoning laws and ordinances that have been approved by the Board of Mayor and Aldermen, Planning Commission and Board of Zoning Appeals.
Planning Staff reviews all applications for development within the Town of Thompson’s Station. Most projects are also reviewed by the Planning Commission. Planning Staff provides information in the form of a staff report with a recommendation to the Commission.

Construction Plans
Applications for constructions drawings related to a preliminary plat.
Site Plans
A Site Plan is required for all forms of residential, nonresidential, and mixed-use development within the existing zoning district. Site plans are not required for individual single-family homes.
Preliminary Plats
Application for a subdivision of land for 5 more lots. A concept plan is required to be submitted prior to the preliminary plat.
Final Plats
Applications for a subdivision of land. A minor subdivision (4 or less lots).
Performance Bonds
Maintenance Bonds
Grading
Applications for land disturbance associated with a set of approved construction documents or an approved site plan.
Residential Business
Application is used to apply for a residential based business or home occupation (Zoning) Permit.
Right-of-Way (ROW)
Applications for any work within Town Right-of-Way.
Variance
Applications for a variance from any zoning standard in the Land Development Ordinance.
Rezoning
Application for a change of a base zoning district.
Annexation
Applications for any annexation of territory into the Town.
Zoning Verification Letter
A letter provided by Town Staff that indicates the Town’s determined opinion of zoning for a particular property.
